Brian Bailey has been building high-end custom homes in Austin for more than 16 years. He takes pride in his ability to construct homes designed to the individual tastes of each client. His business is successful; his reputation is strong. He believes he owes at all to good communication.

"This is a simple business. The whole key is communication," he explains. "You have to spend the time to ask the right questions." Not only does he ask the right questions of his clients, he also monitors changes in products, technology, design, and business so that he can offer the right answers, too.

Good communication is especially important during the design phase, says Bailey. Therefore, he attends all meetings between the client and architect. "Our job is to keep them informed of where the costs are. The horror stories    come from different expectations."
   
    Once construction starts, Bailey keeps communication open by conducting regular site visits with his clients.    He walks them       through the project, explains what's happening, makes note of any problems, and corrects them    before the next visit.

    The final walk-through and punch list take place seven days before closing. "It's and educational process for    them," he says. "It     helps them understand the problems we face." And it helps create a success story rather    than a horror story. - S.C.C
